Lobbies, restrooms, kitchens — restored to first-impression clean.
High-pressure extraction lifts years of build-up out of grout lines, restoring color and uniformity. Optional sealing keeps it that way.

About this service
Commercial Tile, Grout & Epoxy
Tile and epoxy surfaces look like they should be easy to keep clean — until you look at the grout. Years of mopping push dirty water into the porous grout lines, leaving lobbies, restrooms, and kitchens looking dingy even after every nightly clean. We use commercial-grade high-pressure heated extraction tools that strip grout back to its original color, then optionally seal it so daily cleaning actually keeps it that way.
Our Process
What every job looks like
Predictable, documented, and built for facility managers who don't love surprises.
- 1
Surface prep & alkaline pre-treatment
We dust-mop and pre-treat with alkaline cleaners specifically formulated to break down grout-bound oils, soaps, and food residue.
- 2
Heated high-pressure extraction
A spinner head delivers 220°F cleaning solution at 1,000+ PSI and instantly vacuums it back up — no dirty water left to re-soil the grout.
- 3
Grout color sealing (optional)
Penetrating or color-changing sealants protect grout from re-soiling. Color sealing is the only way to permanently match grout color across an entire installation.
- 4
Epoxy floor restoration
Worn warehouse and garage epoxy floors get a deep degrease and optional re-burnish to restore gloss and protect the topcoat.

FAQs
Common questions
Will high-pressure cleaning damage my grout?
No. Our spinner heads are designed for commercial tile and operate inside a vacuum shroud, so the pressure is contained and directional. Cracked or already-failing grout should be repaired before cleaning — we’ll flag any concerns during the pre-inspection.
Is color-sealed grout worth it?
For high-visibility installations (lobbies, retail, hospitality) — almost always. Color sealing locks in a uniform shade, repels soil, and typically lasts 7+ years even under heavy traffic.
Can you restore worn epoxy floors?
In most cases, yes. We deep-clean and re-burnish epoxy to restore gloss. Full re-coats and chip systems can be quoted separately if the underlying epoxy has lost integrity.
